Thank you for visiting our website, where we are sharing with you our plans for 55 new homes at land off Biddestone Lane, Yatton Keynell.

Award-winning local housebuilder Cotswold Homes is currently in the process of gathering a suite of surveys and reports to inform a layout for a high quality residential development. Based on the information gathered to date, we are seeking your views on our initial sketch proposals of 55 beautiful new homes aimed at a range of prospective buyers; these sketch proposals include a mixture of one, two, three and four bedroom properties. 22 of the homes will be secured as affordable units. Your comments will feed into the design of the proposals as they move forward prior to the submission of a planning application.

As well as housing, the designs will evolve to finalise proposals relating to landscaping, parking, and energy measures amongst others. As part of any application, the proposals would also secure contributions towards upgrading local facilities and services through the Community Infrastructure Levy (CIL).

We held an in-person public consultation event on 25th November 2024 at The Bell Inn, Yatton Keynell, where members of the project team shared information, answered questions and listened to your views.

About the site

The proposed development site comprises arable agricultural land to the south of Yatton Keynell. The settlement has a range of public amenities, including a primary school and GP surgery, and benefits from good connectivity to Chippenham.

The site situated outside the Green Belt and outside the Cotswolds National Landscape (formerly Area of Outstanding Natural Beauty).

It benefits from good accessibility to Chippenham, 4.56km away, where there is a range of community facilities, secondary schools, large health care services, retail and employment opportunities, transport links, and sports clubs.

We therefore think it is a sustainable site for development that can assist .

Site considerations and opportunities

We comprehensively reviewed the site and the wider Yatton Keynell area and identified the following key considerations and opportunities:

  • Provision of a varied mix of housing, utilising outward looking views from the site
  • Visual impact on landscape, including the setting of the Cotswold National Landscape
  • Heritage including the Conservation Area and Listed Buildings
  • Incorporation of sustainable drainage systems
  • Principal access to the site and Public Right of Way crossing the site
  • Site trees and hedgerows
  • Preservation of green space for local use

This analysis has led to the proposed concept plan below.

Our proposals

At Cotswold Homes, all of our developments are designed to respect and positively respond to the social, economic, historic, and environmental context in which they are set. As such, we have undertaken extensive analysis of the Yatton Keynell area including (but not limited to) discussions with technical specialists on matters such as drainage, highways, and landscape impact as we look to develop our proposals.

Our proposals

Our proposals for the site include:

55 new homes

55 new, high-quality homes, including 22 affordable units, ranging from one to four bedrooms. A sensitively designed scheme with particular care and attention to the surrounding landscape

Car and cycle parking provision

Car and cycle parking provision, in line with Wiltshire Council standards, with electric vehicle (EV) charging points for each plot

Provision of public open space

Provision of public open space on the site, which will be available for new residents and existing members of the community

Retention of existing tree group

Retention of existing tree group within the site and trees and hedgerows around the site perimeter save for the proposed access

Integrated, sustainable drainage systems

Integrated, sustainable drainage systems to carefully manage surface water runoff

Upgrading the Public Right of Way

Upgrading the Public Right of Way on Biddestone Lane between the village and the site into a dedicated footpath for improved and safer journeys

Sustainable technologies

Sustainable technologies to help reduce energy costs and carbon emissions, including each plot being fitted with air source heat pumps for heating and hot water, and solar PV panels for onsite renewable energy generation

High-quality landscaping

High-quality landscaping that will deliver at least a 10% biodiversity net gain, meaning the site will be better off ecologically than it is currently
